WHAT TO EXPECT WHEN YOUR ROOF IS REPLACED

THIS IS A COMPLETE TEAR OFF OF THE OLD ROOF REQUIRING MAJOR WORK!!! EACH ROOF IS DIFFERENT.  YOU MAY EXPERIENCE THE FOLLOWING ITEMS DIFFERENTLY THAN YOUR NEIGHBORS.  THIS IS AN ATTEMPT TO GIVE YOU AS MUCH INFORMATION AS POSSIBLE, TO PREPARE YOU FOR THIS EVENT.

The crew will stage their equipment beginning around 6:30am and work will begin on your unit at 7am.

1. The work on your building will take 6-7 days.
2. In the first 3-4 days the old roof will be torn off and there will be a lot of noise.  There will be a lot of heavy pounding on the roof to remove the old material.  This a very dirty process.
3. When the roof is torn off, there may be light coming through the boards of your vaulted ceiling.  This is normal!!
4. They may discover that some of the boards in your vaulted ceiling will need to be replaced. 
5. Dust and debris will fall from the ceiling.  IT WILL BE A DIRTY MESS.
6. The crew on day one will cover your ceiling with plastic to catch the debris.  In some cases, the air from your air-conditioning system will blow against the plastic and it may let loose and fall down.  The crew will replace it.  You can expect dirt to fall to the floor.
7. In the 2 Bedroom units your bathroom skylight may need to be removed and replaced.  There will be debris falling into the bathroom during this process.  Please prepare yourself and your bathroom for this mess. 
8. If you remain in your unit during this process, your daily routine will be dramatically affected.
9. Our buildings are 50 years old, and you can expect to get some nail pops in the drywall material of your ceiling.  The surface of the drywall is a homeowner responsibility and expense, and you will need to decide how these repairs will be handled.
10. Painting and downspout work will follow in a few weeks.  You will be informed via email when that part of the project starts.
11. You will need to do some cleaning when your roof work is complete.

We appreciate your patience as we make this necessary improvement.   You are not alone in this experience.  Every homeowner will go through this, including every board member.

NO PARKING ZONE - IN FRONT OF HOA MAIL BOXES
The US Post Office will not deliver mail to mail boxes where their delivery truck does not have access.  So please do not park in front of our cluster mail boxes.   The postal truck needs a 30 foot clear path in front of the boxes.


INOPERABLE VEHICLES  
Any inoperable vehicles or vehicles with expired tags or unregistered vehicles parked on the HOA Cul de Sac's are subject to immediate towing.  Please arrange for vehicles to be stored offsite or in the unit's garage.
