HOMEOWNER 2022 BUDGET PLANNING SURVEY
A survey was sent to homeowners by email and USPS in mid-October to seek opinions to assist the Board in finalizing the 2022 operating budget.  The initial draft budget, based on existing contract amounts and anticipated expenses, necessitates an assessment increase of $48 per unit per month.  This amount would be sufficient to cover all operating costs, fund the reserve account based on the reserve analyst's recommendation for the year, and also cover a budgeting shortfall from 2021, which is due to an unexpected increase in landscape maintenance and supply costs. 

At its Planning Session held on October 5th, the Board discussed options available to either lessen the 2022 dues increase or reduce costs in the future should unexpected events impact the budget.  Please take a moment to respond to the survey you received.  A copy of the survey can be found by clicking on "Bulletins" in the Page selection column.

COMMITTEE VOLUNTEERS
The Association is seeking homeowners who would like to volunteer on the  Architectural or Landscape Committee(s).  If interested please contact our property manager.

COYOTES
There have been coyote sightings on the property.  Please take extra precautions, especially with small pets in the common areas and surrounding streets and sidewalks.  In addition, remember that coyotes are excellent jumpers and can easily hop a gate, fence or wall to enter a private courtyard.  

FALL MAINTENANCE PROJECTS 
The projects described below have been delayed due to vendor scheduling and supply delivery issues.  The projects are currently scheduled to commence in October.
+  Decks at pools 1 and 3 will be repaired and painted 
+  Perimeter and pool fencing will be painted
+  Tennis courts will be resurfaced and will include pickleball court striping on the west court

NEXT BOARD OF DIRECTORS MEETING

The next Board of Directors Meeting is scheduled for October 26th at 1pm.  

Meeting agendas and participant access information will be sent by email to homeowners who have registered with property management (The Gaffney Group) and requested email communications.  The agenda will also posted at pool 2 and on the website (From the "Pages" list on the left side of the home page, select "Meeting Agendas".)
